  1. Does this solve a specific, urgent problem for my target subscriber?
  2. Can the promise be delivered in under 15 minutes of reading or use?
  3. Does this naturally lead to my paid product or service?

Most failed lead magnets fail the second question. A 50-page ebook sounds impressive. Most people never open it. A one-page checklist that saves someone 20 minutes gets used and shared.
